Home sales in Spain decreased by 4% in June, contrary to prices which increased by 8.8%

Housing prices continue to rise and sales decrease, adding eight consecutive months of declines

While the price of housing increased by 8.8% to 2,114 euros per square meter, according to data provided by the General Council of Notaries, housing sales fell by 4% in June compared to the same month in 2025. With this new setback, housing sales have now accumulated eight consecutive months of declines, which began in October 2025 (-1.9%) and continued in November (-2.4%), December (-1%), January (-11.4%), February (-7.7%), March (-4.7%), April (-10.2%), May (-11.8%), and now June.

The granting of mortgage loans for housing acquisition rose by 0.2%, to 36,349 operations, with an average amount of 188,785 euros, an amount that represents a 7.3% increase, while the total number of operations was 67,259 sales. Therefore, the percentage of housing purchases financed by a mortgage loan stood at 53.7%, and for these purchases, the loan amount represented, on average, 72.3% of the total price. And in relation to the average surface area of housing here in Spain, notaries indicate a year-on-year decrease of 2.4%, despite the fact that the behavior in the autonomous communities was not uniform, as declines were registered in twelve, contrary to increases in the other five.

The increase in sales in Navarra (18.6%), in the Valencian Community (7.9%), in Cantabria (5.4%), and in Castilla y León (4.8%), counteract the 4% drop in the number of operations. However, these operations decreased in the thirteen remaining autonomies, with a decrease in housing sales of up to 14.2% in the Basque Country, 12.5% in La Rioja, or 11.4% in the Balearic Islands. Similarly, this figure also decreased in Asturias (with 10.2% less), Extremadura (fell 10.1%), Andalusia (9.7% less), Murcia (a drop of 9%), the Community of Madrid (reduced by 8.8%), Castilla-La Mancha (-5.8%), Catalonia (-4.4%), Canary Islands (-3.1%), Aragon (-2.4%), and Galicia (-1.6%).

Regarding the price per square meter, the price revalued by 19.4% in Asturias, 14.1% in Castilla-La Mancha, 13.7% in Galicia, 10.3% in the Basque Country, 8% in Andalusia, 5.1% in Aragon, and 4.9% in the Canary Islands. Not as exaggerated were the increases in Extremadura (4.2%), Castilla y León (3.2%), Catalonia(2.1%) and La Rioja (0.8%), while the average price decreased in Navarra (0.4% less) and in the Balearic Islands, where it fell by 2%.

The sale of flats also declined, as flats represented 50,488 of the 67,529 total operations, which represents a year-on-year fall of 5.6%, despite the fact that their price registered an increase of 13.8%, exceeding 2,529 euros per square meter. The number of sales of single-family homes, on the other hand, increased by 0.8% year-on-year, reaching 17,071 units, with an average price of €1,504/m2, an increase of 2.5%.
