The PSOE-M has demanded an audit of the regional government's Plan Vive from the president of the Community of Madrid, Isabel Díaz Ayuso, after meeting with affected tenants who denounce the poor condition of their residences and the existence of abusive clauses that, according to the socialists, would violate state regulations.
At the meeting, the Secretary of Housing of the PSOE-M, Pablo Torres, and the Secretary of State for Housing, the socialist Leire Iglesias, met with representatives of the Regional Federation of Neighborhood Associations of Madrid and the Association of Tenants of Plan Vive, with the aim of analyzing the possible abuses denounced by the tenants.
Complaints about defects and lack of maintenance
According to Pablo Torres, residents have reported problems in the buildings and homes, including leaks, air conditioning failures, power outages, pests, and various breakdowns, as well as a lack of maintenance of common areas, such as gardens. The socialist leader pointed out that these defects are not corrected, despite the plan's specifications requiring them to be repaired within a maximum of 30 days, or three days in the case of urgent breakdowns.
The socialists argue that these incidents directly affect the dignity of the people living in Plan Vive homes, and question whether the conservation conditions meet the commitments outlined in the regional program.
Clauses on rent, IBI, and community expenses
In addition, PSOE-M representatives have stated that tenants suffer from clauses they consider abusive and that, in their opinion, contravene the Housing Law. Among them, they cite the renewals of signed contracts, the impact of the Property Tax (IBI) and community expenses on residents, as well as the mandatory payment for garages and storage rooms.
The PSOE-M has also focused on the alleged lack of affordability of these homes, as the cost is above the 30 percent stipulated by law, according to the statement released by the party.
The PSOE-M calls for a review of the regional program
“We demand that the Ayuso government conduct an audit of the Plan Vive to guarantee the affordability and dignity of all homes under the Plan Vive,” stated Pablo Torres. The Secretary of Housing for the PSOE-M added that the regional Executive “cannot continue to look the other way while management companies do whatever they want with homes that have been built with the taxes of all Madrid residents.”
