Rent clash: Consumer Affairs warns 13 funds for not renewing rental contracts affecting more than 100,000 homes

The Ministry warns of possible sanctions to large owners for breaching the housing law and not renewing contracts in stressed areas

The Ministry of Social Rights, Consumer Affairs and Agenda 2030 has warned 13 large funds and real estate companies of the obligation to accept the extraordinary extension of rental contracts in stressed areas, a measure that could affect more than 100,000 homes throughout Spain.

According to the department headed by Pablo Bustinduy, these companies would be rejecting the extension of contracts despite what is established in the Housing Law. From Consumer Affairs, they emphasize that the regulations are clear and that large landlords must facilitate these extensions when the tenant requests it and the legal requirements are met.

"The objective is to protect tenants and prevent abusive increases in areas with particularly strained prices," point out from the Ministry, which recall that current legislation contemplates specific mechanisms to guarantee residential stability. In this regard, they warn that not applying these extensions could lead to legal breaches.

The Government's warning puts the focus on large landlords with a significant volume of homes, who concentrate a good part of the rental market in certain cities. From Consumer Affairs they insist that these practices directly affect thousands of families who could be forced to leave their homes or assume rent increases.

Furthermore, the Ministry does not rule out the adoption of additional measures if these behaviors persist. “We are monitoring the situation and will act in defense of tenants' rights,” point out the same sources, who emphasize that the law must be complied with “in all its terms.”
